What Is the Keto Diet?
The Keto diet involves going long spells on extremely low (no higher than 30g per day) to almost zero g per day of carbs and increasing your fats to a really high level (to the point where they may make up as much as 65% of your daily macronutrients intake.) The idea behind this is to get your body into a state of ketosis. In this state of ketosis the body is supposed to be more inclined to use fat for energy- and research says it does just this. Depleting your carbohydrate/glycogen liver stores and then moving onto fat for fuel means you should end up being shredded.
You then follow this basic platform from say Monday until Sat 12pm (afternoon) (or Sat 7pm, depending on whose version you read). Then from this time until 12 midnight Sunday night (so up to 36 hours later) do your massive carb up...
(Some say, and this will also be dictated by your body type, that you can go nuts in the carb up and eat anything you want and then there are those that more wisely- in my view- prescribe still sticking to the clean carbs even during your carb up.)
So calculating your numbers is as simple as the following...
Calculate your required maintenance level of daily calories...
(if you are looking to drop quickly use 13- I would not advise this, if you want a more level drop in body fat use 15 and if you are going to actually attempt to maintain or possibly put on some lean muscle mass then use 17)
Body weight in pounds x 15= a
Protein for the day 1g per body weight in pounds= b
Bx4=c (c= number of calories allotted to your daily protein allowance).
a-c= d (d= amount of calories to be allotted to fat intake).
D/9= g per day of fat to be consumed.
The end calculation should leave you with a very high number for your fat intake.
Now for those of you wondering about energy levels... Especially for training because there are no carbs, with there being such a high amount of fat in the diet you feel quite full and the fat is a very good fuel source for your body. (One adaptation that I have made is to actually have a nice fish fillet about an hour before I train and I find it gives me enough energy to get through my workout.) (I am aware of the arguments made to not have fats 2-3 hrs otherwise of training. While I won't have fats 2-3 hrs after training as I want quick absorption and blood flow then, I see no issue with slowing everything down before training so my body has access to a slow digesting energy source).
Continuing with general guidelines...
There are some that say to have a 30g carb intake immediately after training- just enough to fill liver glycogen levels. And then there are those that say having even as much as that may push you out of ketosis- the state you are trying to maintain. As I have done the post-workout shake for the last 8+ years of my training I have decided to try the "no post-workout" route! I figure I may as well try!
During my carb up period- for the sake of those who would like to know of you can get in shape and sill eat the things you want (in moderation)- for the first six weeks I will be relaxed about what I eat in this period but then the following 6 weeks I will only eat clean carbs.
I also like to make sure that the first workout of the week- as in a Monday morning workout- is a nice long full hour of work so I start cutting into the liver glycogen already.

Planning Permission and Building Control
It is up to you to make sure that if you are employing a builder to do your work that they understand from the beginning whether they are taking responsibility for ensuring that building work complies with the Building Regulations. Also you must find out if they are going to liaise with the Building Control Service or you, it is important to make this all clear from the outset.
If the contractor is approved to do so, in some minor works they can self-certify the work. This means you will not need to get approval directly as the contractor will notify the Building Control of the work they are doing and confirm that it has been done in accordance with the Building Regulations.
If your building work actually requires Planning Permission you should make sure you find out who is taking the responsibility of obtaining it. This could be you, your builder or even your designer.
There are however, some types of building projects that may also be subject to other types of statutory requirements and consents so you should make sure that you bear this in mind.
Building Regulations Approval, Do I Need It?
The following types of projects would normally seek approval of the work from a Building Control Body:-
1. The erection of a building
2. An extension of a building
3. An alteration project which involves work that will temporarily or permanently affect the already approved structure, you will normally need to make sure that the new alterations still complies with the same Building Regulations.
4. The installation of replacement windows whereby the builder or window company is not registered with the relevant Competent Person Schemes.
5. The extension or installing of a service or fitting which comes under the regulations.
6. Insulation being inserted into cavity walls
7. When the foundations to a building requires underpinning
8. If the buildings fundamental use is changing
If the builder or installer, self-certify you will not need to involve a Building Control Service.
This only covers specific types of installations and not any other type of building work.
The building work must meet the current relevant technical requirements in the Building Regulations and must not make any other services, fabrics and fittings dangerous or any less compliant than they were before. Double glazed windows must still have means of escape and certain appliances that are combustion in origin must have air supply for ventilation in flues for health reasons.
You may need regulations for changes of use in existing buildings. The change in use of an existing building may result in the building as a whole not now complying with the requirements which will apply to its new type of use. This may mean having to up-grade to meet additional requirements specified in the regulations for which building work may be needed.
Failure to Comply With Building Regulations.
By not following the building control procedures that are set out for handling your building project or you carry out building work which does not comply with the requirements contained in the Building Regulations you will have gone against them.
Fines and Enforcement Notices.
Local authorities have a duty to make sure the Building Regulations in its area are adhered to and will seek to enforce this by informal means wherever possible.
If you have an approved inspector providing the Building Control Service, then the responsibility for making sure that Building Regulations are complied with is theirs. They will in turn advise you of anything that your project will need to adhere to in the Building Regulations. These approved inspectors do not have the power to actually enforce this but if your building work does not comply with the Building Regulations they will not issue you with a final certificate and in addition will cancel the initial notice by notifying your local authority.
If you don't get another approved inspector to take on your work, the Building Control Service will automatically be taken on by your local authority. Your local authority will then have the power to enforce you to comply with the Building Regulations and there could be a possibility that you might have to alter your work if necessary.
If a person carrying out the work fails to comply with the Building Regulations, you may be taken to court by the local authorities where you could be fined up to £5000 and up to £50 a day for every day that still continues to fail to comply with the regulations after conviction. This action will normally be taken against the builder or main contractor who is doing the work and proceedings must be taken within two years from the completion of work.
However, the local authority can serve and enforcement notice on the owner making them alter or remove work that does not comply with the regulations. If the owner does not take heed of this notice then the local authority will be within their right to undertake the work themselves and recover all costs from the owner.
If twelve months has passed from completion of works, then the enforcement act cannot be served. This does not affect the right for the local authority to apply for an injunction in the courts for the same purpose. If your plans have been approved by the local authority or have failed to be rejected within the statutory time of five weeks, then the local authority cannot take enforcement action as long as the work has been carried out in accordance with your plans.
The Effects of Selling the Property.
If you are thinking of selling your property and it has failed to comply with the Building Regulations it may come to light when a land search inquiry is done. Apart from having enforcement action taken against you by not complying or rectifying your works on your project, you will also not receive a completion certificate of works from your local authority so it will probably be difficult to sell it.

It is up to you to make sure that if you are employing a builder to do your work that they understand from the beginning whether they are taking responsibility for ensuring that building work complies with the Building Regulations. Also you must find out if they are going to liaise with the Building Control Service or you, it is important to make this all clear from the outset.
If the contractor is approved to do so, in some minor works they can self-certify the work. This means you will not need to get approval directly as the contractor will notify the Building Control of the work they are doing and confirm that it has been done in accordance with the Building Regulations.
If your building work actually requires Planning Permission you should make sure you find out who is taking the responsibility of obtaining it. This could be you, your builder or even your designer.
There are however, some types of building projects that may also be subject to other types of statutory requirements and consents so you should make sure that you bear this in mind.
Building Regulations Approval, Do I Need It?
The following types of projects would normally seek approval of the work from a Building Control Body:-
1. The erection of a building
2. An extension of a building
3. An alteration project which involves work that will temporarily or permanently affect the already approved structure, you will normally need to make sure that the new alterations still complies with the same Building Regulations.
4. The installation of replacement windows whereby the builder or window company is not registered with the relevant Competent Person Schemes.
5. The extension or installing of a service or fitting which comes under the regulations.
6. Insulation being inserted into cavity walls
7. When the foundations to a building requires underpinning
8. If the buildings fundamental use is changing
If the builder or installer, self-certify you will not need to involve a Building Control Service.
This only covers specific types of installations and not any other type of building work.
The building work must meet the current relevant technical requirements in the Building Regulations and must not make any other services, fabrics and fittings dangerous or any less compliant than they were before. Double glazed windows must still have means of escape and certain appliances that are combustion in origin must have air supply for ventilation in flues for health reasons.
You may need regulations for changes of use in existing buildings. The change in use of an existing building may result in the building as a whole not now complying with the requirements which will apply to its new type of use. This may mean having to up-grade to meet additional requirements specified in the regulations for which building work may be needed.
Failure to Comply With Building Regulations.
By not following the building control procedures that are set out for handling your building project or you carry out building work which does not comply with the requirements contained in the Building Regulations you will have gone against them.
Fines and Enforcement Notices.
Local authorities have a duty to make sure the Building Regulations in its area are adhered to and will seek to enforce this by informal means wherever possible.
If you have an approved inspector providing the Building Control Service, then the responsibility for making sure that Building Regulations are complied with is theirs. They will in turn advise you of anything that your project will need to adhere to in the Building Regulations. These approved inspectors do not have the power to actually enforce this but if your building work does not comply with the Building Regulations they will not issue you with a final certificate and in addition will cancel the initial notice by notifying your local authority.
If you don't get another approved inspector to take on your work, the Building Control Service will automatically be taken on by your local authority. Your local authority will then have the power to enforce you to comply with the Building Regulations and there could be a possibility that you might have to alter your work if necessary.
If a person carrying out the work fails to comply with the Building Regulations, you may be taken to court by the local authorities where you could be fined up to £5000 and up to £50 a day for every day that still continues to fail to comply with the regulations after conviction. This action will normally be taken against the builder or main contractor who is doing the work and proceedings must be taken within two years from the completion of work.
However, the local authority can serve and enforcement notice on the owner making them alter or remove work that does not comply with the regulations. If the owner does not take heed of this notice then the local authority will be within their right to undertake the work themselves and recover all costs from the owner.
If twelve months has passed from completion of works, then the enforcement act cannot be served. This does not affect the right for the local authority to apply for an injunction in the courts for the same purpose. If your plans have been approved by the local authority or have failed to be rejected within the statutory time of five weeks, then the local authority cannot take enforcement action as long as the work has been carried out in accordance with your plans.
The Effects of Selling the Property.
If you are thinking of selling your property and it has failed to comply with the Building Regulations it may come to light when a land search inquiry is done. Apart from having enforcement action taken against you by not complying or rectifying your works on your project, you will also not receive a completion certificate of works from your local authority so it will probably be difficult to sell it.

Auto Body Repair Estimates Demystified - The 5 Most Common Items on a Repair Estimate
So you've decided to get an estimate from a local body shop. These days, most body shops will use a computerized estimating software to write your estimate. If the shop you have chosen does not use a computer to write your estimate that should be cause for concern. This is not meant as a jab at those long time owners and technicians and I am not implying they are "backward" or "luddites" or ignorant. Its more for accountability. Computerized software is now standard in our industry and insures a more uniform, unbiased and accurate appraisal for how long things take to repair. For instance, I was talking to a shop owner just a couple days ago who was remembering with fondness the good old days when he would routinely get 15+ labor hours to repair frames on cars that nowadays he only gets 4-5 hours on. The truth is however that 4-5 is the more accurate and fair rate (depending on the job of course it could be more or less). And since consumers and insurance companies are billed by the hours on an estimate the old days of falsely inflating hours are gone.
When it comes to auto body repair the vast majority of line items on an estimate will be one of 5 things:
1. R & I. This is shorthand for "remove and install" and means to take something off your car and then to re-install it later. Parts that are not damaged may need to be temporarily removed to access another part that was damaged or more often so the panel it is taken off of can painted properly. For instance, say your electric motor for your window stops working. The interior trim panel will need to be temporarily removed for to gain access to the motor to see if it can be repaired (not likely!) or replaced. Or perhaps a molding needs to be removed from your door before it is painted only to be put back on later when the paint dries. One caution here is that if panels are being painted and you're not being charged for R & I the shop may be taping them up which can actually cause peeling or flaking months or years later. So don't be surprised if for instance a headlight needs to be removed to properly paint a fender. You should actually be more concerned if its not. FYI: R & I times are typically set to industry standards by estimating software and are not discretionary.
2. Repair. Repair (aka 'Rpr') is the most discretionary item on an estimate and typically the amount of time it takes to repair something will be underlined or asterisk-ed (*) to indicate this. This is where an insurance adjuster might say a dent will take 3 hours to fix and a technician might say it will take 4. There's no hard and fast rule here and this needs to be negotiated between insurance adjusters, shop estimators and possibly even the technicians doing the job. My dad who has been in the industry almost 40 years taught me a long time ago that a dent which is about the size of a man's fist should take about 3 hours to repair. From there you can adjust up or done for various things like a body line that runs through the dent (add an hour) or the dent has no creases and is accessible from the inside and therefore can be mostly popped out (subtract time). The reason these times are so important is that insurance companies are paying shops based on the number of hours on the estimate.
3. Replace. Replacing parts, sometimes shorthanded to 'repl,' is not a discretionary item on an estimate and is governed by industry standards or what shop folks call "book time." If the book/software says it takes 3.5 hours to replace that bumper then that is what the insurance company will pay. No more and no less. Under this category will go small charges like "hazardous waste removal" (about once a month we pay someone to pick up and dispose of our hazardous waste in the safest way possible) and "car cover for overspray" which pays for paper, tape and plastic to cover the vehicle during the painting process so paint over spray doesn't go all over the windows or adjacent panels.
